The site office is where a project gets run. Where the program gets reviewed, where the meetings happen, where decisions get made. It’s also where your project team spends eight to twelve hours a day for the life of the build. So building it like an afterthought doesn’t serve anyone.

That’s why our site offices are specified differently. Insulation rated for Perth summers and Pilbara winters. HVAC sized to actually hold temperature when it’s 42°C outside. Lighting that doesn’t give your project manager a headache by 3pm. IT cabling, GPOs, and data points where they’re actually needed. Windows positioned for natural light and security visibility, not just compliance. Internal partitioning that gives the PM, the supervisor, and the meeting room each their own space.

What a Properly Specified Site Office Includes

Insulation and lining

50mm polyurethane on walls (75mm for Pilbara/Goldfields), 75–100mm rigid foam in the ceiling, vapour-sealed. Internal lining in 9mm white melamine or commercial vinyl finishes. Result: room temperature holds without HVAC running flat out.

Electrical fit-out

Distribution board, RCD-protected circuits, 10A and 15A GPOs on each wall (more where required), LED panel lighting with light switches at each entry point, data points and TV outlets to spec. Compliant to AS/NZS 3000, electrical certificate supplied.

Climate control

Split-system reverse-cycle air conditioning sized to the space. 3.5kW for a 20ft, 5–7kW for a 40ft, larger for fully fitted multi-zone offices. Engineered for Perth conditions specifically – undersizing in summer is the most common HVAC failure we see in commodity site offices.

Windows and personnel doors

Aluminium-framed windows with security screens, double-glazed available, fitted to give natural light without compromising security. Steel or aluminium personnel doors with deadlocks and weather seals.

Internal partitioning

For 40ft offices: typically a main office, a separate meeting room or PM office, a kitchenette nook, and storage cupboards. Designed around how your team actually uses the space.

Compliance documentation

Engineer-signed structural drawings, electrical certificate, plumbing certificate (where applicable), and BCA/NCC compliance documentation for habitable space. Supplied with the unit, not as an add-on.

Site office hire from $12.50/day with 6-month minimum (long-term rates much better). Purchase from $35,000 for a fully fitted 20ft, $65,000+ for a fully fitted 40ft. Hire-to-own arrangements available.

Logistics handled end-to-end

Delivery, positioning, connection coordination (we don’t connect to mains – your sparky does that – but we leave the pigtail ready), and pickup at end of project. You stop project work for 30 minutes on the delivery day; everything else happens in the background.

Common Site Office Configurations

  • 20ft Single-Office – Open-plan office for 2–4 people, with a built-in cupboard and kitchenette nook. Typical client: residential builders, small civil contractors, project supervisors.

  • 40ft Project Office – Main office for 4–6 people, separate enclosed meeting room or PM office, kitchenette, and entry vestibule. Typical client: commercial builders, tier-two civil, mining contractors.

  • 40ft Executive / Bid Office – Premium fit-out with timber finishes, designer lighting, full kitchen, dedicated meeting room with AV, and high-spec HVAC. Typical client: tier-one developers and major projects with client-facing display function.

  • Joined-Office Configuration – Two or three 40ft offices joined internally with openings cut between units, giving 70–100m² of contiguous office space. Typical client: major project HQ offices, joint-venture project offices.

  • Mining FIFO Office – 40ft office specified for fly-camp use, with heavier insulation, dust sealing, redundant HVAC, and finishes durable to high-turnover use. Typical client: mining contractors, exploration companies, resource project operators.

Frequently Asked Questions

For standard pre-built configurations held at our workshop, 1–2 weeks. For custom builds from order, 4–8 weeks depending on complexity. Bid-spec offices with premium finishes typically run 6–10 weeks.
Either mains or generator. The office is supplied with a connection tail and isolator – your site electrician makes the final connection to your power source. For generator-powered sites, we can specify HVAC and lighting for generator efficiency.
Yes – kitchenette plumbing with hot water unit, sink, and grey water connection is a standard option. Connections at the container exterior wait for your plumber to tie into mains or tank water.
A small ensuite toilet can be fitted to a 40ft office (taking roughly 1.5m of internal length). For full ablution capacity, we recommend a separate ablution block unit alongside the office – better for occupant comfort and easier on plumbing.
Most Perth metro councils accept temporary site offices during construction without separate approval. For office placements lasting beyond the construction period, or in residentially zoned areas, you may need a DA. We supply elevations and structural certification for any submission.
Yes – site offices are designed for relocation. Disconnect services, lift onto a tilt-tray, deliver to the next site. Most of our offices move 3–6 times across their service life with no degradation.
The container itself: 20–30+ years. The fit-out (carpet, paint, HVAC) refreshes every 8–12 years with normal use. Modified site offices have full second and third lives with cosmetic refurbishment between deployments.
