Modified Containers Overview

A shipping container is a structural shell – incredibly strong, weatherproof, transportable, and stackable. A modified container takes that shell and turns it into a fully functional building. Site office, ablution block, workshop, change room, accommodation unit, kitchen, plant room, lab, pop-up retail, or anything else you can specify. The container does the heavy lifting on structure and weatherproofing; the modification does everything else.

We build modifications at our Perth workshop using a team of qualified electricians, plumbers, carpenters, HVAC technicians, and certifiers. Every project starts with a design consultation – your operational requirements, site constraints, compliance obligations, and budget – and finishes with engineer-signed drawings, compliance certificates, and a unit ready to drop on site and connect to services.

We don’t subcontract modifications offshore. Every container we modify is built in Perth, by Perth tradespeople, against Australian Standards (AS/NZS 3000 for electrical, AS/NZS 3500 for plumbing, NCC for habitable space, AS 4994 for safety where applicable). That matters because compliance is what gets your unit signed off by the building surveyor, the mine site safety officer, or the council – and what protects you when something goes wrong.

Modifications fall into a few standard categories: Site Offices with desks, partitions, lighting, climate control, and IT cabling. Ablution Blocks with toilets, showers, hot water, and grey/black water connections. Workshops with workbenches, three-phase power, lighting, ventilation, and tool storage. Accommodation Units (dongas) with beds, climate control, and ensuites. Specialised Builds for labs, server rooms, chemical stores, kiosks, and bespoke applications. We also do mining-specific configurations – crib rooms, dry rooms, smoko rooms, lamp rooms, and electrical/control buildings.

Frequently Asked Questions

A basic single-room site office with insulation, electrical, lighting, AC, one window and a personnel door starts around $18,500 above the cost of the container itself. A fully fitted ablution block runs $25,000–$45,000 depending on plumbing complexity. Full mining-spec accommodation units with ensuites and full HVAC are $60,000–$100,000+. Every project is quoted individually.
4–10 weeks from design sign-off depending on scope and current workshop load. Simple offices are quicker, complex ablution and HVAC builds take longer. We give you a firm date at quote time and stick to it.
Yes. Every modification is built to Australian Standards (AS/NZS 3000, 3500, 4994 as applicable) and the National Construction Code where it applies to habitable space. Engineer-signed drawings and compliance certificates are included in the price. We can arrange building surveyor sign-off if your site requires it.
Absolutely. If you’ve got drawings from an architect or engineer, send them through and we’ll quote against the spec. If you’ve got concept ideas only, our design team will work them up into something buildable.
Yes – bring your container to our workshop or we’ll arrange transport. We do need to inspect it first to confirm it’s structurally sound and suitable for the planned modification.
Standard spec is 50mm polyurethane on walls and 75–100mm on ceilings, which handles Perth’s summer heat well. For mining sites in the Pilbara or Goldfields we typically upgrade to 75mm walls and 100mm ceilings with vapour barriers – the additional spec is worth it for HVAC efficiency.
Yes – that’s one of the core advantages of container-based building. Disconnect services, lift it onto a truck, deliver it to the new site. Most of our modifications are designed to be relocated multiple times across their service life.
We provide engineer-signed drawings and compliance documentation as standard. For council development applications, mine site safety approvals, or BCA building surveyor sign-offs, we can either handle the submission or supply everything your consultant needs. Approval requirements vary by location and use case.
A modified container starts as a structural steel shipping container and gets fitted out internally. A transportable building is purpose-built on a chassis. Containers are significantly stronger (designed to stack nine high loaded), more secure, and cheaper to relocate. Transportables are lighter, sometimes easier to install on uneven ground, and offer wider internal spans without internal columns. Both have their place – we’ll advise honestly on which suits your project.
