It’s the standard solution for construction sites, mining mobilisations, civil works, government projects, and any operation that needs a project base without the cost or commitment of buying outright.

Our site office hire fleet is built and maintained in Perth. Every unit is fully fitted – insulated walls and ceiling, commercial vinyl flooring, LED panel lighting, split-system air conditioning sized to the space, GPOs on every wall, data points, lockable windows with security screens, and a steel personnel door with deadlock. You don’t get the container; you get a working office, plumbing aside, that’s been used and refurbished between hires.

20ft Site Office – Open-plan office for 2–4 people with a kitchenette nook. Suits residential builders, small civil contractors, and project supervisors needing a single-team base.

40ft Site Office – Larger office configurations. Standard fit is a main office for 4–6 people, separate meeting room or PM office, kitchenette, and entry vestibule. Premium fits add timber finishes, dedicated meeting room with AV, and reception. Suits commercial builders, tier-two civil, mining contractors, and major project bases.

Hire rates start from $12.50/day for a 20ft site office on a 6-month minimum term. Long-term hire (12+ months) gets materially better rates – typically 25–40% lower than month-to-month. Delivery and pickup is included on hires of 6 months or longer. Hire-to-own conversion is available at any point during the term.

What sits behind the rate matters. Maintenance is our problem – when an air conditioner fails, when a door seal wears, when lighting needs replacement, we send a technician. You operate the office; we keep it operational.

How quickly can a site office be delivered?

For standard configurations from our hire fleet: 2–7 business days for Perth metro, 5–10 days for outer metro and South-West, 7–14 days for Pilbara, Goldfields, and remote regions. Urgent delivery within 48 hours is sometimes possible for Perth metro – call to confirm stock and truck availability.

For hire terms under 12 months, a level, firm site is sufficient – railway sleepers or treated timber blocks at the four corners are standard. For longer hire terms or where door alignment is critical, a compacted gravel pad or concrete piers at the corners are recommended. We can advise on specific site preparation during the quote.

Standard 240V single-phase, 32-amp supply. The office is supplied with a connection tail and isolator – your site electrician makes the final connection. AC running load is approximately 1.5–3 kW depending on size and ambient temperature.

The base hire includes a kitchenette sink with cold water connection point – your plumber connects to mains or tank water on site. For hot water, an under-sink electric unit is available as an option ($35/month). For ablution facilities, hire a separate ablution block alongside the office.

Hire fleet units are pre-configured to standard layouts to keep hire rates low and turnaround fast. For custom layouts (specific partitioning, additional doors, custom branding), we can build to your spec on the long-term lease model, with the build cost amortised over the lease term.

Yes – for long-term hire (12+ months), repaint to your brand colours is included at no extra cost. Short-term hire keeps standard colours. Vinyl wraps and decals are available on either term.

Capital outlay vs operational cost. Buying a fully fitted 20ft site office runs around $50,000–$70,000 outright; you own the asset, but you also depreciate it, maintain it, and dispose of it at end of life. Hiring spreads the cost across the project life with no end-of-life problem. Crossover point is roughly 36–42 months – hire is cheaper under that, buying is cheaper beyond. Yes – deadlocked personnel doors, security-screened windows, and lockable cargo doors at the rear (if retained). For high-security applications (valuable IT, document storage), we supply additional security spec on request: alarm systems, reinforced doors, internal bar grilles. Yes – relocations between sites during a hire term are arranged on request. Relocation fee applies based on distance. Many of our long-term mining and civil hires move between project locations across the lease.

You are, for accidental damage and contents. We are, for normal wear, structural defects, HVAC failure, and other equipment maintenance issues. Most hirers take our optional damage waiver ($2.50/day) which covers accidental damage up to a defined limit – usually cheaper than dealing with a claim at end of hire.

6 months for site office hire. The fit-out work and deployment logistics need to amortise over a minimum term to make the rate viable. Shorter requirements (under 6 months) are sometimes accommodated at higher daily rates – call to discuss.
